Newlyweds Claire and Ryan have just moved into a new house. Both are hoping Claire’s pregnancy will be the cement needed to hold their already fraying relationship together. Little do they know their marital issues are the least of their problems. For unbeknownst to them, their scruffy, sleazy and lascivious landlord has installed numerous miniature cameras all over their home and has been spying on them from Day One. Then Ryan begins an office affair, and the landlord kits out the secret basement with chains and soundproofing. Something is going to give in this suburban shocker packed with nasty surprises.

It is not entirely clear what happens to the dog, but the landlord shows no ill will to the dog throughout the movie and is shown petting him and feeding him hamburgers. At the end of the film, during a visit to the basement, you can see a water bowl mostly full which may imply he still takes care of the dog.
The dog is fed hamburgers by the landlord, which makes the dog sick and vomit but it is mentioned that any food not meant for dogs would make him sick and that this is a recurring problem. It does not seem to be done out of malice because the landlord is shown petting him in other parts of the film.
This may depend on your definition. A woman is chained up in a sound-proofed basement, where she is forced to use a five-gallon bucket as a toilet. She does not appear to sustain any physical injuries, but then we don't get to see what the landlord does with her when they are off-screen. She screams a great deal, but this seems to be in an attempt to be heard and rescued.
There are multiple instances of the landlord jumping out suddenly and grabbing people, accompanied by yelling and/or stingers. There is also a loud stinger in one scene where the camera cuts to the landlord advancing on a victim.
When the landlord comes over to fix the toilet, he and the female lead are shown in tight quarters - first in the bathroom (where she has to squeeze by him after a tense moment to leave the room) and then again in the hall (where the framing makes the female lead feel backed against the wall). Later on, a woman is chained up in a corner of the basement, where the landlord must duck around diagonal beams to get to her. There are also close-feeling shots from the perspective of the hidden cameras within the shower and the toilet bowl.
The female lead remarks that the landlord smells bad and gives her the creeps, but there is no implication that he has a disability (though he is clearly psychologically unwell, from the viewer's perspective) and no ableist language/slurs are used.
