At the very end, the movie briefly makes it seem like the dad is having a sexual relationship with his daughter. Turns out, they aren't related.
The red headed girl is highly sexualized throughout the whole film. She is frequently shown in her underwear/bikini/skimpy outfits. There is a sex scene with her in it, but no outright nudity. At the same time her sister is making out with a different boy downstairs. There are also two sex scenes with the father and the realtor. Neither are particularly graphic.
The cops in the film are depicted to be pretty uncaring and unhelpful, though the father also is expecting them to help with an apparent haunting, which isn't exactly in their wheelhouse.
It could be considered sad. Two people are murdered, though the circumstances aren't particularly sad. There is also a flashback to the mother's death early in the film to help explain the ending.

It's hard to tell that the daughters are "teenagers" bc they look 25 (and probably are) but especially the redhead is sexualized. For at least the first half hour, her character is almost "allergic" to wearing clothes.
Yes, two parents are murdered by their son at the very beginning, and a mom dies of cancer at the very beginning. The depictions of the murders are relatively tasteful (keyword: relatively) in that the camera is splattered with blood after the gunshots, so you can't really see anything too graphic. This scene can probably be skipped without affecting the viewer's understanding of the plot.
